By booking with us you agree to the following terms and conditions and you agree to abide by these conditions during your stay with us. These terms and conditions form the contract between the person booking it (the tenant) and MAA srl (the managers and owners). Entering into a rental contract confirms acceptance of these terms and conditions which form the contract between us on behalf of all occupants. This contract is subject to Italian Law.
The booking can only be made by an adult who will be responsible for cancellations, damages and no-shows irrespective of whether they occupy the house. Our house caters for six people across three double bedrooms. Each bedroom is designed to accommodate two visitors unless otherwise agreed with us. Access to the grounds is only allowed for registered guests, any other visitor has to be reported and consent by us obtained.
The property
The house is located in the countryside, approximately five km south of Ceglie Messapica in the province of Brindisi, Puglia. It comprises three double bedrooms with en-suite bathrooms, a small living area and a kitchen / dining. The property is surrounded by 3.5 hectars of olive and almond groves, in the immediate vicinity is a swimming pool with a surface area of 40sqm and a water depth between 1m and 1.4m. There are abandoned trulli structures scattered across the land that are not to be accessed or used as part of this agreement. The rental property is fully furnished and is presented clean with linens for bedrooms and bathrooms and benefits from electricity, hot and cold water, chilled water cooling, underfloor heating, wi-fi and end cleaning (charged extra). The property is fitted with a monitored alarm.
-The maximum group size is six people (three double bedrooms). Any additional guest must be agreed with us, please do not invite guests without our permission.
- The property caters primarily for adults, children must be accompanied by an adult and will remain under the responsibility of the adult who booked the premises at all time. Cots and extra beds can be made available upon request.
- Pets are allowed, but please be aware that this is a rural property and Maa srl is not responsible for your pets.
- Use of the swimming pool is included and at own risk. Children must be monitored at all times and not left unattended.
- Please do not bring glass bottles and glasses near the swimming pool where people walk bare-footed.
- High speed Wi-Fi is available free of charge in the house and within a radius of approximately 50m around the house. The internet is provided for general legal activities. No illegal streaming or activities are allowed and will be reported to the local police.
- Please ensure the house is left tidy, the fridge emptied from perishables and the waste bags left in a closed bag.
- If you leave something behind, please inform us as soon as possible. Items left behind will be retained for a period of one month and we will do our best to return it safely, however we cannot be held responsible for damage to the objects left behind.
Check-in | Check-out
- On arrival, the check-in is between 16:00 and 20:00. An additional service charge of €25 per booking applies after 20:00.
- On departure, the check-out must happen before 10:00. Later check-out subject to booking requirements.
Payment terms
- A booking deposit of 50% is required when you make a reservation with the remaining 50% payable 15 days prior to the rental start date, payments can be made via paypal or BACS in € (Euro), £(GBP) and $ (US DOLLAR).
- A full refund minus a 50€ admin fee is returned if a cancellation is made 45 days before the date of arrival.
- A 50% refund minus a 50€ admin fess is returned if a cancellation is made up to 15 days before the date of arrival.
- No refund is offered for cancellations made 15 days or less before the date of arrival.
- In case of no-show, the full deposit and/or payment will be due and charged.
- Refunds are processed by the listed date of arrival and will be credited back within 15 days.
- Conditions may vary depending on the time of the year and/or offer you are subscribing to.
- This is a private property shared with the aim to allow you to enjoy a peaceful and pleasant holiday, please treat it as your own home. We reserve the right to cancel the booking with immediate effects if guests do not respect the premises, its neighbours, its nature.
- In the unlikely event we must cancel your booking, we will refund the cost of the rental, but we cannot be held liable for other costs incurred by you in connection with the trip to our property.
- A tourist tax of up to €1.50 per person per day may be application if requested by Ceglie Messapica Town Council.
- A safety deposit against damage / loss of keys of €500 is required for every booking and will be refunded by MAA srl at Check-out, alternative please register with an insurer provider.
Safety
To comply with Italian law and specifically Art.109 T.U.L.P.S MAA srl will request a form of identification (Identity Card or Passport) for all guests for registration with the local police.
- The house is provided with a monitored alarm system by Securitas. They are instructed to come to the property every time the alarm rings. Please let us know in case the alarm goes off unintentionally so we can spare them a trip.
- Do not leave unattended valuables in sight, even if the property is monitored. MAA srl are not responsible for stolen items on the premises.
- Do not leave unattended pets in the property.
- It is the tenants responsibility to inform us of any identified problems as soon as these become apparent. MAA srl will seek to verify them and address will endeavour to resolve them as soon as practically possible.
- The tenants and their pets remain responsible for any damage caused to the property or people – even when these are insured. Any damage to the property or object contain within the property and on the grounds must be reported to us immediately to minimise impact and contain repair costs.
- BBQs are not allowed on the grounds.
- We reserve the rights to charge guests for damage caused or loss of keys.
- In case of emergency dial 112 for general help, 113 for Police, 115 for Fire Brigade and 118 for Medical emergencies.
